Costa Rica Property Strategy

Should You Sell, Hold, or Reposition Your Costa Rica Property?

I help property owners understand what their real estate is really doing for them — whether the best move is to sell, hold, improve, or reposition into something that better supports their income, lifestyle, or retirement goals.

Sometimes the smartest move is not selling — and if that's what I believe, I'll tell you.

Most Owners Ask the Wrong Question

Most owners start with: "How much is my property worth?"

That matters — but it is not always the most important question.

"Is this still the best use of my equity?"

A property can go up in value and still become a weaker investment if the income does not grow with it.

A property can also stop making sense if it becomes stressful, difficult to manage, expensive to maintain, or no longer fits your lifestyle.

Real estate should support the life you actually want — not trap you in an asset that no longer serves you.

My Repositioning Philosophy

I have used a simple real estate philosophy for decades.

When a property is producing strong income relative to its value, it can be worth holding. But when the value rises and the income does not keep up, the return on your equity may quietly drop.

Example

If you bought a property for $200,000 and it produced $2,000/month in gross rent — that was a strong income position.

But if that same property is now worth $400,000 and still produces $2,000/month, your equity may no longer be working as hard as it could.

In some cases, it may make sense to sell and reposition into two or more better-performing properties, a commercial asset, or a lifestyle property that fits your next chapter.

This is not about selling for the sake of selling. It is about making your real estate work for your actual goals.

Sometimes the Goal Is Not More Money

Not every property decision is about maximizing wealth. Sometimes the real goal is simpler — and more personal.

More freedom
Less stress
Better health
Simpler income
Retirement security
A better lifestyle
More time with family
A property you truly enjoy

Some owners want to build wealth. Others want to simplify. Others want to retire. Others want to sell one property and buy something that better fits the life they want now.

I help people think through all of those paths.

Who This Page Is For

📈

The Underperforming Investor

You own a property that has appreciated, but the income no longer justifies the equity tied up in it.

😓

The Burned-Out Rental Owner

You are tired of managing guests, tenants, repairs, or inconsistent rental performance.

🌅

The Lifestyle Seller

You are ready for a different chapter — retirement, relocation, simplifying, or moving closer to the lifestyle you actually want.

🏨

The Commercial or Hotel Owner

You own a commercial property, retail space, small hotel, boutique lodging, or hospitality asset and want serious investor exposure.

🇨🇷

The Costa Rican Owner

You may have a strong property but need better exposure to U.S. buyers, expats, retirees, and investors who are actively looking.

🇺🇸

The American / Expat Owner

You own in Costa Rica and want someone who understands both the U.S. mindset and the local Costa Rican process.

My U.S. Buyer Advantage

One of my biggest advantages is that I understand the U.S. buyer. Many Americans want to buy in Costa Rica — but they are nervous.

They worry about:

Trust and transparency
Language barriers
Legal process
No MLS system
No U.S.-style title company
Sending money internationally
Whether the deal is real
Knowing who to believe

I help bridge that gap. I understand how American buyers think because I am one. I have invested in the United States for over 30 years, and I now personally invest and live in Costa Rica.

That allows me to explain the opportunity in a way U.S. buyers understand — while working with local professionals, attorneys, bilingual contacts, and broker relationships to make the process easier and more comfortable.

For sellers, that means your property can be positioned to buyers who may not otherwise know how to safely move forward.

Why Exclusive Listings Perform Better

Open listings are common in Costa Rica — but they often create problems. When many agents advertise the same property with different photos, prices, and levels of effort, the property can look confusing or less professional to serious buyers.

An exclusive listing allows me to fully commit. With a focused strategy, I can:

An open listing usually gets open-listing effort. An exclusive listing allows for a real plan.

What I Do Differently

I do not just post your property and wait. I look at it the way an investor, buyer, retiree, or lifestyle purchaser would look at it.

I help position the property based on:

Income potential
Lifestyle appeal
Location advantages
Buyer psychology
Replacement value
Commercial / hospitality potential
U.S. buyer concerns
Long-term value story

If the property is better as an income investment, we position it that way. If it is better as a lifestyle property, we position it that way. If it is better for commercial, hotel, or redevelopment potential, we position it that way.

The goal is not just to list the property. The goal is to tell the right story to the right buyer.

Honest Advice Comes First

I am not here to convince everyone to sell. Sometimes selling is the right move. Sometimes holding is smarter. Sometimes improving the property, changing the rental strategy, or repositioning later makes more sense.

If I believe you should not sell, I will tell you.

I personally invest using the same philosophies I discuss with clients. I own property in Costa Rica, I live here, and I understand both the income side and the lifestyle side.

My goal is not to push a transaction. My goal is to help people make better decisions.

"You can have everything in life you want, if you will just help enough other people get what they want."

— Zig Ziglar

That philosophy has shaped how I approach business, real estate, investing, and helping people transition into the next stage of life.
