My Philosophy
I have used a simple real estate philosophy for decades.
When a property is producing strong income relative to its value, it can be worth holding. But when the value rises and the income does not keep up, the return on your equity may quietly drop.
If you bought a property for $200,000 and it produced $2,000/month in gross rent — that was a strong income position.
But if that same property is now worth $400,000 and still produces $2,000/month, your equity may no longer be working as hard as it could.
In some cases, it may make sense to sell and reposition into two or more better-performing properties, a commercial asset, or a lifestyle property that fits your next chapter.
This is not about selling for the sake of selling. It is about making your real estate work for your actual goals.
